Selecting your Renter (Tenant)
We have the Renter complete a thorough application form and we check all rental and employment history thoroughly. We then liaise with you to make a decision together. We believe the most important part of a tenancy is getting it right in the beginning by choosing the right Renter. It is essential to avoid Renter problems later on down the track. We don’t want problems! You don’t want problems! That is why tenant selection is so important.

Property Maintenance
Peppertree use only qualified, insured and trusted tradespeople who offer a fast and reasonable service.
We ALWAYS contact you to seek approval before proceeding to approve maintenance requests. We will offer advice to you on which maintenance items are necessary and which ones are not, based on current rental legislation.

Condition Reports
At the beginning of the tenancy, we conduct a thorough, detailed Condition Report which includes many photos. You are also given a copy of this report. This is such an extremely important document as it is the evidence on the condition of the property before the Renter moved in and will be referred to at the end of the tenancy. We do not rush this important document and we ensure it is completed with very thorough detail.

Zero tolerance for Rent Arrears
We have a zero tolerance approach to rent arrears.
We understand most Rental Providers have financial commitments that need to be met on a regular basis and we therefore jump right on to Renters (in a friendly but firm way) in the unlikely event that they fall behind. It is about ensuring Renters understand from the beginning that it is not tolerated.

Routine Inspections
Routine Inspections are conducted initially at 3 months and then on a 6 monthly basis to ensure your rental property is being maintained.
Full written reports with recommendations, observations and photos are provided following each property inspection.
As we live locally, we also regularly conduct drive-bys to ensure Renters are maintaining lawns/gardens etc.

Lease Renewals
We will review your tenancy agreement at least three (3) months prior to its expiration date and review the rental amount. You will be notified in writing of our recommendations in relation to a rental increase and new lease based on our knowledge of the local market and area. We will then act upon your instructions and issue a rent increase if necessary.

Proactive attitude with a 24h response commitment
All calls, emails and texts will be returned within 24 business hours. We will ensure that your calls and emails are returned as soon as possible of course but we guarantee within 24 business hours! If we break this promise, we will refund one months management fees to you!!

Low Fees Structure
A straight forward service fee structure, with no surprises. For example – there are no extra monthly costs for you to receive a financial statement, and no service fees added to property maintenance invoices from trades. Our management commission rate is much lower than our competitors, without compromising on service. Our letting fee and leasing fee are also much lower than our competitors, which means more money in your pocket!

Urgent Maintenance
After hours contact options are provided to Renters so any urgent situations can be proactively managed. Renters are given our emergency contact mobile phone and can call in any emergency maintenance up to 10pm, 7 days per week.

Legal & Regulatory updates
The laws governing rental properties are substantial and change frequently. We keep our team trained with every new development so they know your rights and responsibilities and can give you expert advice if required.
For example, the Residential Tenancies Act changed its legislation substantially in March 2021. We have excellent knowledge of all the new legislation, to avoid Rent Providers being fined large amounts of money by not complying with new legislative requirements.

Money in your pocket
We do our Landlord statements/disbursements twice per week, ensuring your rental money is in your pocket quickly! You will receive a detailed rental statement which will outline how much rental money has come in and the amount of management fees which have come out. We can also pay maintenance from your rental statement, and rates etc. if you like.
